The Brisbane Housing Company has developed four sites across the Kelvin Grove Urban Village, delivering 155 affordable rental units to help meet the growing demand for accommodation in the near-city area for people on low to medium incomes.
Rents in Brisbane Housing Company properties are set at approximately 75% of the market rate, and most tenants are eligible for Commonwealth Government Rent Assistance.

A number of developments at the Kelvin Grove Urban Village are already finished, including the Creative Industries Precinct, Institute of Health and Biomedical Innovation, the Village Centre, four Brisbane Housing Company residential complexes, The Village Edge Maidstone, Campus Living Villages [Kelvin Grove], Oxford Park residential units, The Centre for Health and Clinical education and the Queensland Academy for Creative Industries. Construction on most other developments will be completed progressively over the next five years.
As an urban environment on the city fringe, some parking is available on the streets, including some regulated short-term parking. Most buildings will have resident parking, and covered public parking is available beneath business premises such as The Village Centre. Already there are townhouses available for purchase and units available for rent or purchase. The remaining developments will be medium-density, with high-quality sub-tropical design across a variety of styles to suit residents with different tastes and needs. The residential sites at the edges of the development will be around three to four storeys high, while buildings along the main street, Musk Avenue, will mostly be six and seven storeys high.
No. The Department of Housing will sell most of its land holdings at the Village to developers to build and market residential and mixed-use developments, in line with the Master Plan. Four sites were transferred to the Brisbane Housing Company to deliver 155 units of affordable accommodation for people on lower incomes.
No. The residential developments at the Village will be predominantly units, with a small number of townhouses. These will include mixed-use developments, with commercial or retail premises at street level and units above, as well as straight residential developments.
Land at the Kelvin Grove Urban Village is only for sale to developers for the design and construction of multi-unit blocks.
Many schools have visited the site for a briefing by project staff on the master planning, urban design and sustainability elements at the Village.
In response to these visits, a suite of materials have been developed, based on the key learning areas within the Study of Society and Environment curriculum for middle school students. These materials include a website and a computer-based simulation which students play on-site at the Village.

As well as delivering traditional housing solutions, the Department of Housing plays a key role in influencing the wider housing sector. The Kelvin Grove Urban Village provides an opportunity for the department to demonstrate best practice in urban planning, the successful inclusion of affordable housing into a residential development, and a commitment to Ecological Sustainable Design principles. In addition, the profits generated from the sale of departmental land holdings at the Village will be redirected into providing public housing where it is most needed.
Queensland University of Technology (QUT) is one of Australia's largest university's with around 40,000 students. Three faculties of the University (Creative Industries, Health and Education) as well as two multi-disciplinary research institutes (Institute of Health and Biomedical Innovation and Institute of Creative Industries and Innovation) are based at Kelvin Grove in and adjacent to the Urban Village. The University prides itself as “a university for the real world” because of its close links with industry and its relevant teaching and applied research.
The University is developing a mix of teaching, research and community engagement facilities in the Kelvin Grove Urban Village that are focussed on interaction with the community and local businesses through public exhibitions and performances, research projects, health clinics, enterprise support and student placements Members of the Kelvin Grove Urban Village community (including residents, workers and visitors) will also be able to access a range of community facilities including sporting facilities, public lectures and seminars.
