The Department of Housing and Queensland University of Technology are working in partnership to create the Village, an innovative mixed-use development on 17 hectares of land at Kelvin Grove, just two kilometres from Brisbane's Central Business District.

 

Vintage to develop Urban Village apartments

The Department of Housing has announced the Vintage Property Group will develop a 32-unit residential complex in School Street at the Kelvin Grove Urban Village.

The department released the site for sale by expression of interest last year. Vintage Property Group’s proposal to develop the site consists of two distinct buildings of two and four storeys, with units in a range of one, two and three-bedroom configurations.

Vintage Property Group joins Indigo, SunnyCove, Campus Living, Badcock Wright Joint Venture and the Pask Group as developers at the Urban Village, along with the Brisbane Housing Company, and the Queensland University of Technology, which is developing its sites for educational and commercial use.

After five years of planning and construction, the Kelvin Grove Urban Village is home to its first residents following the completion of the Brisbane Housing Company’s 32-unit apartment complex in Ramsgate Street in February.

Minister for Public Works, Housing and Racing Robert Schwarten will officially open the $5 million development, called Ramsgate Residences, in the coming weeks and welcome the tenants with an afternoon tea.

Ramsgate Residences was designed by leading Brisbane architects Rhonan O’Brien and constructed by McNab. It contains 16 studio units, eight one-bedroom units and eight two-bedroom units. Two of the two-bedroom units on the ground floor are fully accessible to people with disabilities or special physical needs.

The complex has a four-star rating, with features including low-wattage light bulbs, a gas-fired central hot water system (with individual meters to each apartment), bike racks, two 3,300 litre water tanks, and sun shading, louvres and lockable timber entry shutters to maximise air flows.

Former South Bank Chief Executive Bill Grant has joined the Kelvin Grove Urban Village team as Project Director.

With more than 35 years experience in project management, property development, place management and strategic planning, his influence and network of contacts will be invaluable in establishing the emerging Kelvin Grove Urban Village as a new destination in Brisbane.

Mr Grant’s role as Project Director includes acting as an ambassador for the development in the marketplace, promoting the vision for the Village, monitoring and responding to key issues affecting the project, and providing strategic advice.

He has been engaged through Brisbane project management consultants Resource Coordination Partnership.


 

Sub-Tropical urbanism workshop

Twenty of Brisbane’s leading architects, designers and planners met at the Kelvin Grove Urban Village in February to debate sub-tropical urbanism.

Held in cooperation with the Centre for Sub-Tropical Design, the workshop participants debated whether Brisbane buildings in general, and in the Urban Village in particular, should be designed with features that are obvious to the passer-by as suitable for a sub-tropical climate, and what those features might be.

The vigorous debate generated during the afternoon will be used to develop discussion papers on the issue for release by the Centre for Sub-Tropical Design.

Queensland developer Indigo is marketing two residential developments at Kelvin Grove Urban Village. The Village Centre is a 213-unit apartment complex built over a retail level with a supermarket, specialty shops, cafes and restaurants. The Village Edge is made up of seven three-storey townhouses and 27 two and three-bedroom apartments. Visit the sales office at 62 Blamey Street, Kelvin Grove to view detailed models of both developments, along with sample finishes and pricing information.
